Our Land Use and Zoning group advises clients regarding zoning matters, regulatory reviews and government entitlements related to the development and use of land. Our attorneys guide a development project through the review process from initial meetings with government officials to final permitting and approval. We advise clients regarding comprehensive plan amendments, re-zonings, annexation agreements, planned development ordinances, variances, special use permits and redevelopment agreements. We also represent clients regarding historic preservation matters, tax increment financing (TIF), affordable housing requirements and enterprise zone incentives.

Permitting
Our firm regularly handles municipal permitting and licensing issues on behalf of clients, including City of Chicago permitting, licensing and WBE and MBE matters. These matters include obtaining business and liquor licenses and various approvals and permits required for business operations. We also advise clients regarding building code issues, and regularly represent clients before the Chicago Department of Administrative Hearings in business license, zoning and building code violation cases.

  • Our attorneys handled all aspects of zoning, real estate and environmental due diligence with respect to the acquisition of more than 10 light-industrial properties as part of a $108 million acquisition.
  • We obtained zoning and planned development approval for a mixed-use development with 180 condo units and ground floor retail space. Our attorneys represented the client at the required committee and department hearings and worked closely with the local alderman and surrounding community to gain support for the development, which is now under construction.
  • We are currently handling the development of a multi-unit residential and office development, including 50+ townhouse units, accessory parking and related uses.
  • We successfully handled the development of an 80,000-square-foot senior residential building with approximately 85 units, ancillary uses, offices and parking.
