He regularly conducts detailed title and survey reviews, resolving encumbrances, access issues, and boundary matters to ensure clients receive clear and marketable title. He also prepares and negotiates closing documents, purchase agreements, and ancillary contracts, guiding clients through each stage of the transaction with practical, business‑minded advice.
Josh also has significant experience handling a wide range of complex loan transactions, including projects involving New Markets Tax Credits (NMTC) and Low‑Income Housing Tax Credits (LIHTC). He regularly assists clients in structuring and closing sophisticated community development and affordable housing deals, helping ensure these impactful projects become a reality.
In addition to his acquisition and finance work, Josh represents landlords and tenants in commercial leasing matters and counsels developers on construction, zoning, and land use approvals. He also has extensive experience negotiating AIA and non-AIA construction contracts for owners, contractors, and subcontractors. This background allows him to ensure development provisions, tenant‑improvement obligations, and closing requirements align with the realities of construction timelines, cost responsibilities, and performance standards.
